THE MASTER PLANNING PROCESS: A HOLISTIC APPROACH
The master planning of an estate begins with a deep understanding of the site and its potential. While an open plot of land might initially seem like a blank slate, it’s essential to account for a multitude of factors before any construction begins. Partner Jeff Dolan emphasizes, “An estate isn’t just a place to live—it’s an investment in a lifestyle. Our job is to think about how the land and buildings can serve the owners now and in the future, allowing flexibility as the estate evolves over time.”
Considerations like solar orientation, seasonal weather, wind direction, and topography impact the positioning of buildings for comfort, energy efficiency, and connection to the surrounding natural environment (much in the way of influential Pennsylvania architect Walter K. Durham): some estates benefit from being nestled into the landscape (à la architectural artist and master builder R. Brognard Okie), while others—such as waterfront homes—are designed to take advantage of sweeping views. The land’s setbacks and easements are also carefully considered.
Privacy is another consideration—both externally, by defining property bounds, and internally, by creating distinct zones for different activities. Early discussions often focus on the experience of entering the estate: how the driveway curves to reveal the house, the view upon arrival, and the sequence of how the property and landscape unfold. Toward the back of the property, we focus on creating intimate spaces for family, such as terraces, pools, outdoor dining areas, and open lawns for children and pets to play.
Beyond immediate needs, we consider the future: new structures or evolving family interests. For example, garden spaces, farmhouses, or areas for hobbies can all be integrated into the design, allowing the estate to grow and change as the family does.
BUCKS COUNTY ESTATE: LONGVIEW TERRACE
One example of our approach is the Longview Terrace Estate in Bucks County. The design took full advantage of the site’s southern views, integrating new and existing structures across the gently sloping landscape. The estate includes a main house, car barn, garage, cottage, studio, and entertainment barn, all positioned to enhance both functionality and aesthetic beauty.
The bank barn design includes a timber-framed structure with a chef’s kitchen and dining areas for entertaining, as well as a lower level featuring entertainment options like a golf simulator and wet bar (dive deeper with us into The Art of the Barn). The estate is also designed to host multiple generations, with a renovated cottage providing guest accommodations.

MASTER PLAN AT PLUMSOCK FARM
Another memorable master plan is Plumsock Farm, a reimagined farmstead that blends tradition with modernity. The design incorporates a stone farmhouse, recreational bank barn, pool house, and gazebo, all while maintaining the classic Pennsylvania farm style. The layout centers around its surrounding meadows, with a tree-lined driveway creating an inviting approach.
In the main residence, large expanses of glass maximize views of the southeastern part of the property. A three-car garage is seamlessly connected to the farmhouse via a porte-cochère that provides a seamless transition between spaces. The mudroom includes a “dog retreat” room, underscoring the estate’s focus on family, including pets. The stone bank barn serves dual purposes: the upper level is dedicated to family gatherings, while the lower level supports equestrian activities.
As Project Architect Kyle Gresh explains, “Each structure at Plumsock Farm was designed with the future in mind, ensuring they can grow with the family and adapt to their evolving needs, while still reflecting the property’s rural heritage.”
